Determine your who, what, when, where, why:

  • Who gets pre-qualified. Talk to a lender to learn more about your loan options as well as what prices range you should be searching in. This will also help determine your who (who will be on the loan, who will be on the deed etc).
  • What neighborhoods would you prefer to live in? How do you commute to work and what is your max commute time needed?

  • What is your timeline? Do you have a lease that is ending or a job you are moving for?
  • Why do you want to purchase a home? How long do you plan to live her for?

Home Sweet Home's Buying Proccess Steps

I’ll be sending you listings through the MLS and you let me know which ones you like best! Normal settlement timeline from the time you put in an offer to closing is 30-60 days, so I don’t normally recommend looking at too many homes before you are ready to close in that timeline 

Look at homes. Typical homebuyers look at 5-20 homes depending on their timeline/needs. 

Submit your offer! Take into account seller’s assist etc. We will give you estimate of monthly costs as well as total out of pocket before putting in the offer so they are numbers you feel comfortable with. 

Negotiate with the seller and sign Agreement of Sale (AOS).

Submit deposit check and schedule inspections. 

Negotiate inspections. Do you prefer credit or for the seller to repair things prior to settlement? 

Appraisal. This will determine ‘true” value of home and secure your loan in case you were to default on mortgage, banks know they can sell the home for this amount

Settlement and become a home owner! On settlement day there shouldn’t be much else for you to do other than show up with your ID, final down payment check and be ready to sign paperwork. You get the keys on this day and the home is all yours!
